The Hidden Details: What Makes Buying on Hawaii Island Different?

by Julie Wettstein

Buying a home on Hawaii Island is an adventure, but it comes with a few surprises that mainland buyers might not expect. Beyond the stunning scenery and aloha spirit, there are unique features and considerations that set this market apart. Knowing these details ahead of time can save you stress—and help you make the best decision for your island life.

Leasehold vs. Fee Simple: Understanding Land Ownership

If you spot a property that seems almost too good to be true—especially when it comes to price—it’s likely a leasehold property. In Hawaii, leasehold means you own the home itself, but not the land beneath it. Instead, you lease the land for a set number of years, often from a trust or private landowner.

Leasehold properties can be appealing because of their lower upfront cost, but it’s important to look closely at the details. The length of the lease, the amount of the lease rent, and what happens when the lease expires are all critical factors. Sometimes, when the lease ends, you may have the option to renew, purchase the land, or, in some cases, you might have to vacate the property.

Because of these uncertainties, financing a leasehold property can be more challenging, and resale values are often lower than fee simple homes. However, for some buyers—especially those looking for a vacation home or a more affordable entry point—leasehold can make sense with the right guidance.

Whenever I work with clients considering leasehold, I make sure they fully understand the terms and long-term implications. My goal is for you to feel confident and comfortable with your decision, knowing there won’t be any surprises down the road.

Lava Zones: What’s Under Your Feet?

Only on Hawaii Island will you hear about “lava zones”! The island is divided into zones based on volcanic risk, which can affect insurance, financing, and even your peace of mind. Some areas are more prone to volcanic activity, while others are considered very safe. I’ll help you understand what each zone means and how it might impact your purchase.

Water Catchment, Septic Systems, and Cesspools

In some rural areas of Hawaii Island, homes aren’t connected to county water or sewer systems. Instead, you might find water catchment tanks that collect rainwater for household use, and either private septic systems or, in older homes, cesspools for waste management.

Cesspools are basically underground pits that collect wastewater, and while they’ve been common in Hawaii for decades, the state now requires all cesspools to be upgraded to septic systems or connected to county sewer by the year 2050. This is a big change, and it’s something every buyer should be aware of—especially since the cost and logistics of conversion can vary depending on the property’s location and layout.

Whether you’re looking at a home with a septic system, a cesspool, or water catchment, these features work well but require a little extra maintenance and understanding. That’s why having a local, knowledgeable agent on your side is so important. I make sure my clients know what to expect, what questions to ask, and how to plan for any future upgrades or requirements.

Homeowners Associations and Community Rules

Many neighborhoods—especially condos and resort communities—have homeowners associations (HOAs) with their own rules, fees, and amenities. It’s important to review these carefully, as they can affect everything from pet ownership to vacation rentals. I help buyers dig into the details so there are no surprises after moving in.

Island Living: Embracing the Differences

While these unique features might seem daunting at first, they’re all part of what makes Hawaii Island so special. With the right information and a little guidance, you’ll be prepared to navigate the process with confidence—and truly enjoy your new island home.

Curious about any of these details or have questions about a specific property? I’m always here to help you understand the ins and outs of buying on Hawaii Island!
